By Brian Merrick
There is no place quite like Malibu. As a native son of Malibu working in this extraordinary coastal city, I still find myself genuinely moved by what it offers. Twenty-seven miles of Pacific coastline. Mountains that roll into the sea. A community that values privacy, beauty, and a certain unhurried way of life that is increasingly rare in Southern California. This all leads to our mantra of “Malibu a Way of Life”.
When buyers come to me asking where to begin their search, the conversation almost always starts the same way: which neighborhood fits the life you want to live?
That question matters here more than almost anywhere else, because Malibu is not one neighborhood. It is a collection of distinct communities, beaches, and enclaves each with its own personality, architectural character, and lifestyle rhythm.
Whether you are drawn to the social energy of a beach colony, the seclusion of a canyon estate, or the walkable ease of a blufftop enclave, Malibu has a version of itself for you. Let me walk you through the areas I know best within my hometown.
Malibu Colony
What I love about the Colony is that despite its celebrity association, it has an authentically neighborly feel. People walk their dogs at sunrise. Families gather on their decks at sunset. The architecture ranges from classic beach cottages that have been lovingly preserved to sleek contemporary builds with walls of glass facing the water.
Inventory here is tightly held, and when properties do come to market, they move with urgency. I have guided numerous clients through the nuances of this community, and the appeal has never wavered.
Carbon Beach
The beach itself is extraordinary. Wide, sheltered, and consistently ranked among the finest in Los Angeles County, Carbon Beach draws serious buyers who want the Malibu coastal experience without compromise. The homes here vary in scale and style, but the common thread is direct sand access and unobstructed ocean views. For buyers prioritizing prestige and proximity to Santa Monica and West Los Angeles, this corridor is unmatched.
Point Dume
The neighborhood is anchored by Little Dume Private beach and Point Dume State Beach, two beloved stretches that locals fiercely protect. Families with children are particularly drawn to Point Dume for its neighborhood school, Malibu Elementary, the social cohesion of the enclave, and the ability to walk to the beach without navigating Pacific Coast Highway. Architectural styles here range from mid-century ranch homes to newer custom builds that take full advantage of the elevated terrain and views across the Santa Monica bay toward Palos Verdes. The view lights up after sunset revealing the city lights of the coastal cities across the bay this view is often referred to as the “Queen’s Necklace” for the twinkling lights' appearance as jewels.
Being Born and Raised on Point Dume I work with many buyers who discover Point Dume and immediately understand why longtime Malibu residents never leave.
Broad Beach
Broad Beach attracts buyers who want scale and privacy alongside their beachfront access. The neighborhood has a relaxed, residential energy and sits close to Zuma Beach, one of the most expansive and family-friendly public beaches in Los Angeles County.
Malibu Park and Serra Retreat
Malibu Park sits adjacent to Zuma Beach, offering slightly more accessible price points while maintaining the elevated, nature-immersed character of the area. The Neighborhood’s Malibu High School makes it a popular Family location. These neighborhoods attract buyers in the arts, technology, and wellness communities who value the creative quietude that comes with canyon living.
