Pacific Palisades This Summer: The Village Is Coming Back, but the Neighborhood Already Did

Ask a Palisadian what summer feels like in 2026 and the answer is not the one the national coverage keeps writing. The story out there is still the fire, the fences, the empty lots along Sunset. The story on the ground is quieter and further along. Sunday mornings on Swarthmore look a lot like Sunday mornings used to look. The Highlands has a full dinner service again. And the reopening everyone is waiting for is now measured in months, not years.

The thesis of this post is simple: the community's rhythm did not pause until Palisades Village reopens. It restarted around the businesses and rituals that survived, and the Village is arriving to accelerate something already in motion.

The Sunday market that quietly held the line

The Pacific Palisades Certified Farmers' Market runs Sundays, 8:00 a.m. to 2:00 p.m., on Swarthmore Avenue and Antioch Street, with free validated parking in the Palisades Village underground garage. That is the same footprint locals have known for years, and the market's continuity through recovery is worth naming out loud. It is the one weekly ritual that has kept the pedestrian core of town in use while the built environment around it rebuilds.

If you have not been in a few months, the practical notes:

  • Two blocks of vendors, split between Swarthmore and Antioch
  • County Line Produce is the one to watch for stone fruit and sweet corn this summer
  • Underground parking under the Village is still the easiest approach, validated at the market manager's tent

The market is not new. What is new is its role. In summer 2026 it is functioning as the town square while the actual town square finishes construction across the street.

He began his real estate career with Fred Sands Realtors and soon earned Top Producer sales awards from 1997-1999. He was named to the Top 100 agents in the company in 2000. As an affiliate of the Malibu Colony office of Coldwell Banker Realty, Brian has been named to the International President’s Elite for sales production in the Top 2% of affiliated agents internationally in 2001 and 2003-2015, and he is consistently a member of the International President’s Premier, which places him in the Top 1% of Coldwell Banker® agents.

Past clients of Brian’s include not only executives of Fortune 500 companies such as Disney, Heidrick and Struggles, Janus, BMW and Bank of America, but he’s also represented business managers, actors, agents, producers and accountants. Brian was at the helm of the Carroll O’Connor estate sale, at the time the largest sale on Broad Beach at $28,000,000.

In addition to his award-winning sales performance, Brian is a past Associate Manager of the Malibu Colony office of Coldwell Banker Realty, the number one real estate office in Malibu. He is also a branch training director and past board member and director of the Malibu Board of REALTORS®. Civic minded, Brian is the current Chairman of the City of Malibu Public Works Commission and a recipient member of the LA Philanthropic Foundation.

A graduate of Pepperdine University with a degree in economics, Brian was an NCAA Academic All American and captain of the #1 ranked volleyball team in the NCAA. He and his wife of 20 years, Judy, who works with him, are the proud owners of a rescue dog. When Brian finds time for himself, he’s an avid gardener, surfer, waterman and mountain biker.
